37 acres available for lease in Crawford County, just outside of Meadville, Pennsylvania within WMU 1B. This property is easily accessible via interstate 79 and is just over an hour from Pittsburgh. The property owner lives in Ohio and has never hunted this land but according to his most recent discussion with a neighbor, there have been numerous big bucks spotted in the area! The property is landlocked by other private parcels but features a dirt logging road right-of-way access point on the eastern section of the property. Also, there is access on the northern boundary along a small section of a paved local road with areas to pull-off and park.
The property was timbered (select cut) just over a year ago. Plenty of standing timber still exists and new thick bedding areas have been formed by the downed treetops and undergrowth. There are some heavy mature open forests on neighboring properties to the west. Deer trails indicate potential feeding in the neighboring mature hardwoods and then secure bedding on this property. There is also thick cover bordering the southern boundary of this property. ATV use is permitted and there is plenty of existing logging trails to travel on. The property is primarily situated on a large ridge with gently rolling terrain, and some steep intermixed gullies, hills and small valleys. A power line also crosses over this property.
During our inspection we encountered plenty of deer and turkey sign. We also bumped a deer in the thickets to the south while scouting. There are heavy deer trails, rubs and scrapes throughout the property. This parcel of land features three different parking areas for easy access. There is a parking area on the eastern boundary with a right away dirt logging trail leading up onto the property (4x4 recommended for this parking spot as it is the existing logging operation staging area). There is two other parking areas off the side of a local paved road on the northern boundary of the property. These three parking areas are perfect for westerly prevailing winds!
This property has never been posted. We hung a dozen new "posted" signs during our scouting inspection around the boundaries of the property to establish a presence.
This property has some great potential and as the thick underbrush from the recent timbering operation continues to grow this will become even more of a safe haven for big bucks and wild game to thrive. Plenty of wildlife in the area!
